Add taxes to rental bookings
Add taxes to your rental listings so every booking shows a clear subtotal, tax, and total, whether you charge VAT on a vacation property or sales tax on equipment rentals.
You configure taxes per listing inside your High Level sub-account, so each property or rental can use the correct tax code and rate.
When you configure taxes for a listing, you choose how tax behaves:

Tax included in your prices (
Yes): High Level treats your existing prices as tax-inclusive and calculates how much of that amount is tax. -
Tax not included in your prices (
No): High Level adds tax on top of your listed prices so customers see subtotal plus tax.
Pick the option that matches how you display prices on your website and marketing.
Step 1: Open your rental listing
Use your sub-account's Calendars area to create or open the rental listing you want to tax.
Go to Calendars
Open your High Level sub-account, then in the left navigation click Calendars.
Your calendar views and settings load.
Open calendar settings
In Calendars, click Calendar settings.
This opens configuration options for different calendar types, including rentals.
Create or select a rental listing

Click Rentals.

To create a new listing, click New listing in the upper right and set up the basic details.

To edit an existing listing, click the pencil icon next to the listing name.
After you click the pencil icon, the listing editor opens with sections on the left.
Step 2: Configure tax for the listing
Set the tax behavior, product tax code, and which tax rate to apply.
Open Inventory and pricing
In the listing editor, look at the left-hand menu and click Inventory and pricing.
This shows the Pricing section for the listing.
Open Configure tax for this listing
In the Pricing area, find the Configure tax for this listing link and click it.
High Level opens a new tab with tax configuration for this specific listing.
Choose tax behavior and product tax code
On the tax configuration page:

Scroll down to the Product tax code field and select the appropriate code for this rental.

Find the option for Include tax in your prices and choose:

Yes if your listed prices already include tax.
-
No if tax should be added on top of the listed price.

These settings work together with your global tax rate configuration.
Attach tax rates
Scroll further down and click Attach tax rates.

If you already have tax rates created, select the tax rate you want to apply to this listing.

If you do not see any tax rates yet, click the plus button to create one.
If you click the plus button, High Level takes you to Payment settings under Taxes.
If you do not have a tax rate yet
Create a tax rate in Payment settings, then return to finish configuring your listing.
Open Payment settings Taxes
When you click the plus button from Attach tax rates, you land in Payment settings on the Taxes section.
If needed, confirm you are in the correct sub-account.
Create a new tax
In Taxes:

Click the button to add a new tax.

Enter a clear name for the tax (for example,
VAT 20%orState sales tax 8.5%). -
Add the appropriate rate or rates.

Click Add to save the tax.
You should now see your new tax rate listed in the Taxes section.
Return to your rental listing
Go back to Calendars in your sub-account, then:

Click Calendar settings.

Open Rentals.
-
Click the pencil icon next to your rental listing.

Go to Inventory and pricing and click Configure tax for this listing again.
You are now ready to attach the tax rate you created.
Step 3: Attach the tax rate and save
Finish linking your tax rate so bookings show an itemized subtotal, tax, and total.
Attach your new tax rate
On the tax configuration page for the listing:

Confirm your Product tax code.

Confirm your choice for Include tax in your prices (Yes or No).

Click Attach tax rates and select the tax rate you just created in Payment settings.
The selected tax rate is now associated with this rental listing.
Save the listing
In the listing editor tab, click Save in the upper right corner.
After saving, High Level uses your global tax settings and the attached tax rate to calculate the itemized subtotal, tax, and total on every booking for this rental.
